This is an extensive renovation to a house in a heritage zone with very strict controls over permitted forms and materials. While the existing levels remain, almost every other aspect of the house has been changed.

The result belies the complexities of delivering high-end contemporary family living with the need to adhere to stringent council requirements.

The strength of the plan lies within its central axis, from which all spaces emanate. From the entrance, the eye is drawn out to the garden beyond, where light reflects off a pond. The key pivot point also leads the eye up the main stairs, where timber and brick resonate with the home’s heritage.

The addition of a third level accommodates a main bedroom and accesses views to Rangitoto Island.
